Preliminary Albuquerque Real Estate Stats for March 2012 ...

March was not a great month for home sales in Albuquerque. Unfortunately, just when the real estate market felt it was heating up on the heels of a strong February report with total homes sales up 23% from 2011, preliminary numbers pulled from the Albuquerque MLS show that March was a solid but less then totally spectacular month.

Here are the preliminary stats on March home Sales:

City of Albuquerque home sales totals were just about the same this year as they were last year, however, Rio Rancho home sales were down just over 20%. Home sales totals in the outlying areas were mixed, with sales in the ?other areas? and the east mountains up but Valencia county down. Total home sales in the Albuquerque Metro Area were down very slightly from last year

There are three important points I think I should make. First, these are preliminary stats, and in fact a handful of additional home sales will be reported between now and the 10th of the month when GAAR releases it?s official report. Second, this is in no way a bad report, I was just hoping for better numbers. Third, March of last year was a relatively strong month.

One month of positive real estate statistics do not indicate a real estate recovery, nor does one month of solid but less than spectacular sales totals indicate that the market is tanking either. Far from it, I still feel very positive about the real estate market in 2012. As I mentioned previously, February home sales were strong. Perhaps April will look more like February did.

These statistics were compiled from the Greater Albuquerque Association of REALTORS?data on 04/03/2012. This data is reflective of homes which were listed on the?Albuquerque MLS; private sales are not included. ?
